Credit Score Requirements and FHA Streamline Refinancing
One of the most attractive aspects of the FHA Streamline Refinance program is the fact that it technically does not require credit verification. This means there is no minimum credit score for FHA loans. However, lenders may have different credit requirements; just because the FHA doesn’t check your credit score doesn’t mean that a lender won’t.
What are the Typical Lender Credit Requirements for the FHA Streamline Refinance?
While credit score requirements can vary from lender to lender, most lenders prefer borrowers with a credit score of at least 640. Despite that, many lenders will approve borrowers with scores as low as 620, or even 600. However, if your credit score is very low, you should have a low debt-to-income (DTI) ratio and strong financials in order to compensate.
Credit-Qualifying Streamline Refinances do Require Credit Scores
There is one type of FHA Streamline Refinance that does require a credit check. Unsurprisingly, this is referred to as a “Credit-Qualifying Streamline Refinance.” This is required in certain circumstances, such as situations in which a borrower is removed from a loan, or when a borrower’s mortgage payment will rise by 20% or more. It may also be required if a borrower wants an FHA Streamline Refinance soon after a loan assumption.
